What's included in the per-sq.ft rate?
Everything in the standard inclusions list, plus the workspace itself for Design + Build engagements. For Design-only engagements, the rate covers all design work, drawings, and documentation through Phase 4. What’s not included: building shell modifications, statutory approvals, any work outside the demised premises, and items the client chooses to procure independently.
What does ₹2,400 vs ₹2,600 actually mean?
The tier band is just that — a band, not a fixed number. A project at ₹2,400 (top of Semi-Premium) might come in just above ₹2,600 (bottom of Premium) primarily because of procurement specifics, not Codex tier. Site condition, MEP scope, custom elements, vendor selection, schedule pressure — all move the final number within or across the band. We share an exact figure in the proposal stage, after the Define-stage scoping conversation.
When do payments happen?
Payments are scheduled against phase milestones, not calendar dates. You pay at the start of each phase, with the final tranche paid at handover. Specific payment schedules are detailed in the proposal and engagement letter. We don’t ask for full upfront payment.
Can we change tiers mid-project?
Generally, the tier is locked at the engagement letter. If the project’s ambition shifts during Decode or Define — which sometimes happens once the WOS is mapped — we discuss tier adjustments openly and re-issue the proposal. Tier changes after Define are unusual; they typically require re-doing some Define-phase work.
What does the proposal include?
Detailed scope, tier, sq.ft, projected fee or per-sq.ft rate, schedule of phases with durations, deliverables per phase, payment schedule, contractual terms (including the 12-month DLP for D+B), and named project leads. Proposals are typically 8–14 pages.
Does choosing a lower tier mean I'm getting a "lesser" firm or methodology?
No. The Codex methodology is constant across every tier. Same five phases, same disciplined sign-offs, same deliverables, same single-point-of-contact accountability, same project archive. What scales between tiers is the workspace itself — material grade, custom joinery, branded detailing, integrated technology, biophilic and art programmes. A Semi-Premium project gets the same depth of Decode and the same quality of execution as a Luxury project. The difference is in the kind of building that arrives at the end, not in the rigour applied to producing it.
