01 Decode

Before anything is designed, we study how your business actually operates. We sit with your founders, leaders, and teams. We watch how meetings flow, how decisions move, where focus happens, how visitors arrive. We map the patterns your business runs on but rarely articulates.
What you walk away with is something most organisations have never seen — a written portrait of your business as a working system. The hierarchy your org chart hides. The workflows that actually run things. The adjacencies that matter. The growth patterns the next three years demand.
Skip this phase, and the design that follows is a guess. Done well, this becomes the foundation every later decision rests on.

02 Define

Decode tells us what's true about your business today. Define is where we agree, on paper, what your workspace must achieve.
We translate the findings into a clear, signed-off vision — programmatic (what the space must contain), experiential (what it must feel like for whom), commercial (what it must cost and return). This isn't a creative brief in the loose sense. It's a written constitution for the project.
Every later trade-off — and there will be trade-offs — references this document. When something has to give, the Define document tells us what's protected and what isn't. It's also the document that protects you from a project that quietly drifts away from what you originally wanted.

03 Design

Now we design — but the design isn't the starting point of this project. It's a consequence of everything we've already agreed.
Floor plates, adjacencies, materials, lighting, brand expression — every choice references your operating reality and your Define document. Function comes first; aesthetics arrive next, located by the function rather than imposed on it. The workspace becomes beautiful because it's correct, not because we've decorated it.
You'll see your future workspace before construction begins — plans, walkthroughs, finish schedules, branded moments where they matter. Every line on the plan has a consequence we can explain. If you don't like a decision, we'll tell you what changes in the operating reality if we change it. Nothing is decorative.

04 Detail

This phase is the one most clients never see, and the one that most determines whether your finished workspace matches what was designed.
We resolve every ambiguity on paper — working drawings, BoQ, joinery, MEP coordination, vendor specifications. The questions that usually surface mid-construction (and become cost overruns, quality compromises, and timeline slips) get answered here, before construction starts.
You see less of us during this phase. What you'll feel is its absence later — the on-site decisions you don't have to make, the surprises that don't surface, the budget that doesn't drift. Resolution on paper is the cheapest place to find a problem.

05 Deliver

We build what we designed. Same team. Same accountability. From Decode through final handover, the people who studied your business are the people who sign off your snag list.
No design-to-build handoff. No "the contractor said something different." When something on site doesn't match the intent, there's no debate about whose intent it was — we wrote the intent, and we built the building.
Site quality, vendor coordination, schedule management, snag protocols — all owned by your project leads, not handed off. At the end, you receive your built workspace and your project archive — every drawing, every decision, every material specification, in a single bound reference.
